Design planning, design brief, early building design management

Loumain works closely with many of the top building design architects to assist clients with design. We manage the flow from planning and concept to design briefs and concept drafting  (incorporating a construction design management plan)
This stage often involves:
  • Fully understanding and formalising client and project requirements and desired outcomes
  • Preparing project and design briefs in conjunction with town planning and other consultants
  • Identifying potential development (town planning) concerns and preparing strategies to address those
  • Engaging technical designers, consultants, engineers, certifiers and advisors
  • Consultations and verification of design iterations against scope and requirements
We assist our clients in identifying potential cost savings even in this early conceptual stage. The design deliverable often allows an investor or developer to generate external interest, recruit tenants and other interested parties.
Most of Loumain's clients (both new and existing) approach us in a stage before any design work commence. We have the experience and capabilities to take on the entire process.

Brief & Early Planning

Integration

Integration of project design and development

Loumain can assess an existing building design efficiency, scope of works, architectural ideas and features as well as economics of an existing design. We assist clients in Melbourne, Geelong, Sydney, Brisbane and beyond by
  • Providing external consultancy
  • Identifying cost savings and building design efficiency
  • Structural design options and design engineering
  • Assessing construction program milestones and staging.
  • Proactively and collaboratively (with relevant technical partners) identifying technical issues through the design process
  • Presenting a concept design document as part of a development or town planning application or pre-start (pre-application) meeting
    Identifying preliminary budget estimates for works (including site area works) 
    Preparing and presenting briefs and reports for internal or external collaboration and review

Scope of works, trade breakdowns, staging

As part of this stage, Loumain produces various reports and documents, which take the guesswork out of building design and construction project management. These include:
Town planning fees and other regulatory fees
Scope of works and trade packages
Breakdown, quantity takeoff of trade components and packages
Staging the project construction based on proposed design
Review designs and provide design guidelines
Introduce project management plans based on design.

Engineering design and documentation

Our technical expertise and collaborative approach allow us to skillfully manage project engineering requirements. These include:
