Property development feasibility studies

A development feasibility study assesses the project against legislative, economic and infrastructure factors, commercial and spatial parameters.
The feasibility study process identifies the strengths, weaknesses, risks and rewards.

Legislative

The legislative framework is often outlined in a planning scheme or similar set of documents applicable to a local government area (LGA).

Economic

The underlying economic realities include land and property values (including property cycle, supply and demand), socio-economic profile, employment, demographic profile.

Infrastructure

Infrastructure include water, sewer, power, transport, public and other amenities.

Commercial

Commercial upside vs risk. Return on investment, cashflow and growth potential.

Spatial

Potential built environment coverage area, indoor and outdoor spaces, square metre potential of the built environment and more.

Our property development management services

Pre-development and pre-application planning
In this stage we define the project objectives and guidelines in the form of a project brief (development brief). We utilise our extensive experience and relationships to ensure project success by identifying risk and risk strategies, optimising value for money and providing a clear and realistic pathway from inception to delivery. We work in a team with some of the best urban planning and town planning firms in order to deliver the most accurate assessments and as a result the most desirable outcomes for our clients.

Pre-development

Fasibility

Concept & business case feasibility study
We work with town planning consultants and property consultants in order to compile accurate information about the investment before clients commit to the development. On your behalf, we work with relevant authorities to determine legislative requirements of the building, site and overall area against urban planning zones and planning schemes.
Requirements & compliance, project initiation
We work with town planners and councils to establish pathways for planning permit (development approval). We utilise available resources, extensive knowledge and experience in order to bring the application to the stage of council approval or development approval.

Compliance

Research

Market Research, demographic modelling
Accurate and validated dataset helps to make smart, risk adjusted decisions rather than relying on intuition or guesswork.
Our research team and property experts analyse existing area services, legal aspects of project related works, required permits and existing regulations.
  • We conduct demographic modelling, surveys and utilise business intelligence tools to prepare relevant reports and decision making tools for our clients.
  • We assist our clients in determining population trends and patterns
  • We analyse market competitors and market conditions
Authority approval strategies and management
Council (authority) approval may be required. In most cases the reason for approval revolves around the following parameters:
  • Use of property or asset
E.g. allowable use within existing zoning, requirement for change of use or restrictions relating to use.
  • Increase in floor area (GFA)
Such increase may be through new additions to an existing building, new buildings or internal works.
  • Special overlays and conditions
Town planning overlays may stipilate conditions and restrictions, e.g. heritage, flood, bushfire.
  • Car parking
Minimum car space requirements based on type of use, floor area or other special conditions (including proximity to public transport networks)
  • Façade change
Changes to the façade including colours, materials, signage

Approvals

Documentation

Documentation in preparation for town planning
Our town planning consultants can engage in the permit process application management on your behalf.
Documentation typically includes:
  • Relevant planning property report
  • Planning fees and other authority or overhead fee schedules
  • Planning guide and strategies (including town planning requirements)
  • Town planning drawings and reports
(including traffic engineering, land surveys, civil documentation, heritage reports, bushfire, arborist, disabled access, fire safety and other reports required during the application process)
Finance & cashflow planning
Utilising our network of financial planning partners, brokers and major lenders we assist with securing project financing and assessing the financial feasibility of the project.
Financial plans typically include considerations such as:
  • Cash Flow
